This distinction matters more than most travel listings acknowledge, and getting it right saves you from booking a stay that’s near the village when you want to be in it.

Hauz Khas Village is the historic urban settlement built around the medieval reservoir and complex. It’s the narrow lanes lined with restaurants, rooftop bars, art galleries, and boutique stores. The lake is here. The 14th-century fort ruins are here. Hauz Khas Social is here. Walk out of a property in the village and you’re already in it, no auto-rickshaw required.

Hauz Khas Enclave is the residential colony surrounding the village, developed by DLF in the 1960s. It’s quieter, greener, and genuinely pleasant, but it’s a separate place. Most B&Bs listed on Tripadvisor and Booking.com under “Hauz Khas” are in the Enclave. Tripadvisor currently lists 25 B&Bs under the broader Hauz Khas area, with 1,619 reviews, but the Hauz Khas Village-specific category shows a fraction of that count, because few properties are actually inside the village.

Hauz Khas broadly refers to the larger administrative neighbourhood encompassing both the village, the enclave, IIT Delhi, AIIMS, and several residential sub-areas. When OTAs use “Hauz Khas” as a location tag, they usually mean this broader area.

The one thing worth flagging directly: neither is objectively better. If you want the lanes, the lake at dusk, and dinner at Hauz Khas Social without getting in a cab, you want to be inside the village. If you want a quieter, garden-style stay in a heritage mansion and don’t mind a short trip to the village, the Enclave works well. What matters is knowing which one you’re booking.

What Makes Hauz Khas Village Worth Staying In

Hauz Khas Village is one of those places in Delhi where the history isn’t a museum exhibit, it’s literally in the walls and the water next to the restaurants.

The reservoir at the heart of the complex was originally built in 1295 CE by Sultan Alauddin Khilji to supply water to his capital city of Siri, one of the seven medieval cities of Delhi. At the time, it spanned roughly 123.6 acres, measured approximately 600 metres long and 700 metres wide, and was about 4 metres deep, large enough, according to a 13th-century historian, that an arrow shot from one end would not reach the other. After the Khilji dynasty ended in 1316, the tank silted and dried up, lying neglected for decades.

It was Sultan Firoz Shah Tughlaq who restored it. Between 1352 and 1354 CE, he re-excavated the silted reservoir, cleared its blocked inlets, and built the mosque, madrasa, and his own tomb along the lake’s eastern and southern edges, the same L-shaped stone complex still visible from the village lane today.

The madrasa he founded, known as the Firuz Shahi Madrasa, was considered the largest and best-equipped Islamic seminary anywhere in the world at the time, especially after the sack of Baghdad in 1258 shifted the centre of Islamic learning to Delhi. The village surrounding the madrasa was called Tarababad, city of joy, in recognition of its cultural and intellectual status.

The village modernised in the mid-1980s, when fashion designers began converting old homes into boutiques. Today, Hauz Khas Village is known as Delhi’s ‘National Capital of Ethnic Chic’, narrow lanes lined with art galleries, independent restaurants, rooftop bars, and design stores, all with the ruins and the lake as a backdrop. The rest of the room is built around that: a personal bar, Mughal-era decor with arched details and warm lighting, and a layout that doesn’t route you through shared areas. No lobby, no corridor past other rooms.

Best for: Couples celebrating an anniversary, a proposal, or a honeymoon, or anyone who wants the room itself to be the centrepiece of the stay rather than a base to leave from.

Practical notes: Lake view is best in the hour before sunset. Direct booking allows custom requests like flowers, a specific setup, early check-in, etc., that OTA bookings typically don’t.

Mughal Imperial (Bath Tub Suite with Full Kitchenette)

The Mughal Imperial suite is our newest room, built around a different idea: a freestanding bathtub, a full kitchenette, and a smart-home setup that means you genuinely don’t need to leave the room unless you want to.

In a 290 sq ft king-bed layout, the room carries a full amenity set that’s unusual at the boutique price point: induction cooktop, microwave, mini fridge, RO water purifier, geyser, 55-inch smart TV with built-in speakers, Alexa voice assistant, and room automation for lighting and basic controls. Triple-sharing capacity makes it one of the few rooms at this level in Hauz Khas Village that works for two adults plus one additional guest.

Best for: Couples or small groups who want a self-sufficient, apartment-like stay, particularly for longer bookings of two or more nights, where having in-room cooking makes a real practical difference.

• What is the room’s actual standout amenity? A Jacuzzi, a bath tub, a lake view, and a private balcony are four very different stays. Decide which one is the reason you’re booking before you compare prices.

That combination is more reliably findable on Google Maps than the street address alone for first-time visitors.

Being on the 5th floor in the village means the noise of the lanes drops away in the evening; you can hear the village without being in it while the lake view remains constant. Most guests who book the Mughal Palace or Mughal Imperial specifically ask about the sunset view on arrival: the light over the Hauz Khas Complex from the upper floors is strongest in the 45 minutes before the sun drops below the treeline on the western side of the lake, roughly between 6:00 and 6:45pm in October–March and an hour or so later in summer.

One pattern worth knowing from hosting guests over time: the most common request before arrival isn’t anything elaborate. It’s either wanting to arrive early enough to catch the sunset, or wanting the room set a particular way before they get there. Peak Season (October to March)

The village is at its best: cool enough for lake walks and rooftop dinners, the ruins look photogenic with clear skies, and the lanes are lively without being uncomfortably crowded. December and January are the busiest months for romantic bookings, anniversaries, winter getaways, and New Year’s stays. Book at least 2–3 weeks in advance for these months, and directly if you want any pre-arrival arrangements.

April to June (Summer)

Hot during the day (Delhi peaks at 43–45°C in May) but more manageable in the evenings, when the rooftop bars and restaurant terraces come into their own after 7pm. Fewer tourists, easier availability, and sometimes lower direct rates. The lake walk is best done early morning.
